  6 Easy Steps To Your Dream Home

STEP 1- Understand the home buying process:
If you are like most people, you want a fun, exciting, and hassle-free home buying experience. Avery Realty Team helps hundreds of buyers and sellers each year. With all this experience at your side, your home search is guaranteed to be fun and exciting.

We will schedule a personal appointment with you to get the process started. Meeting at our office is preferable, but sometimes itís convenient to meet at a home being offered for sale. We will give you a copy of Premier Teamís Home Buyerís Guide, a 50 page book full of helpful information.

By understanding the features you are looking for in a home we will be able to provide you with up-to-date information of homes available on the market. If we meet at the office, you can use our computer to view the available homes and select the ones you want to see.

You will need to tell us how you want to proceed. If you are just gathering information, we can keep you posted of new listings as they come on the market. The information can be delivered to you by phone, fax, or email. If you are ready to move forward to find your dream home then itís time to go to step two.

STEP 2- Arrange the Financing:
With your permission, we can help you find a reputable lender and obtain a Pre-Qualification Letter. There is no cost incurred at this point and you are free to choose any lender. Pre-qualification can take place over the phone and puts you in a great negotiating position. Your Mortgage Representative will highlight the costs associated with buying your home. STEP 3- Viewing Homes:
One of the teamís members are available to help you find your dream home, usually with a minimum of 24 hours notice. Appointments are made to see the homes you have selected. We will accompany you to the home and allow you to view the property and answer any questions you might have.

If you are interested in New Homes, we will accompany you to the builderís model. The builder pays our fee out of his pocket. Itís adds nothing to your sale price to have the assistance of a professional Realtor. Before looking at homes please read our article, How to Look at a House

STEP 4- Making an Offer:
When you find your dream home, the obvious question is ďHow Much Should I Offer?". You donít want to pay too much, neither do you want to insult the seller with an offer that is too low. Your Buyer Specialist has contract and negotiation experience. We will work with you in developing an offer price, based on recent past sales of similar homes in the same neighborhood. This will ensure you get just what you want for fair market value.

In reviewing the contract we will discuss other contract particulars. What personal property is included in the sale? What closing date is acceptable? What about inspections? Other terms and provisions of the contract are reviewed at that time.

We will also guide you through the negotiation process. Our training and experience will help you achieve a successful agreement with the seller. The end result will be a professionally prepared executed contract.

STEP 5- Contract to Closing:
Once we are under contract we will guide you to closing. During this time we will assist you in arranging for inspections, obtaining your financing, scheduling for utilities, insurance, and other necessities.

An escrow is an arrangement in which a neutral third party, often Title Company, holds legal documents from the buyer, the seller and the lender, and funds on behalf of a buyer and seller, and distributes the funds according the buyer and sellerís instructions via a purchase contract.

People buying and selling real estate open an escrow for their protection. The buyer instructs the title company (via the contract) to disburse the purchase price only upon the satisfaction of certain prerequisites and conditions. The seller instructs the title company (via the contract) to retain possession of the deed to the buyer until the sellerís requirements, including receipt of the purchase price, are met.

An escrow is important in that both can move forward separately but simultaneously in providing inspections, reports, loan commitments and funds, deeds and many other items, using the title company as the central depositing entity.

STEP 6- A Successful Closing:
We will attend the closing with you. This is when the deed is transferred and the property actually becomes yours. Usually, closing and possession occur on the same day. The closing is almost always done at the title company (an exception could be an out-of-town party, in which case documents are Fed-exed and need to be notarized). Buyer and seller close at the title company simultaneously. Buyers (and sellers) and their agents will be given a settlement statement showing the closing costs beforehand, so there are no surprises, and the buyer will know exactly how much the cashiers check should be.

Your loan officer should review your mortgage costs with you.

Other closing costs will consist of the title companyís fee for the title search, title exam, closing, recording of the deed, pre-paid interest*, homeownerís insurance, homeownerís insurance pre-paids, and property tax pre-paids.

Pre-paid interest - Since mortgage loans are due on the first day of the month, and properties can close any day of the month, the interest will be prorated and paid at this time.

Homeownerís insurance premium is paid before or at the closing. However, since the mortgage company will be paying the continuing payments, it will divide the annual premium by twelve to get an estimated monthly amount and hold 2-3 months in your escrow account.

The same is true of the property tax. Property taxes are prorated at the closing and the buyer is responsible for the taxes from the closing date on, which may start based on the closing date, and therefore prorating gives the seller any prepaid tax refund. Taxes are divided by twelve and 2-3months is held in your escrow account.
