After all, it canít be too hard to drive around looking for ďfor saleĒ signs, scanning the real estate ads, and attending a few open houses. You can do that yourself. You might even be able to get a better price if the seller doesnít have to pay a commission.



But donít event think about it. The sheer complexity of todayís real estate transactions requires the skill of a trained and an experienced agent.



The mound of paperwork in a typical transaction is overwhelming. Although the Agentís most visible function may be in helping you find the right home, equally important is the agentís ability to help you understand the maze of contracts, contingencies, offers, counter offers, and pitfalls to avoid from contract to closing. When problems arise, youíll be glad you have an experienced person to save the transaction.



Think about the negotiation process. How often have you negotiated the purchase of a home? Selecting an agent who successfully negotiates 50 Ė 100 transactions a year may be quite a benefit. Your agentís experience and talents can mean the difference between failure and success.



How do you find the right agent? Start by asking people to refer you to a knowledgeable and respected agent. If you are new to the area you may want to check with the Chamber of Commerce and Better Business Council.



After you have found an agent, talk with them to find out how long they have been in business. How many homes have they sold in the area? What credentials do they hold? How will they go about helping you find your new home? Are they a Realtor‚ - which means they subscribe to the Code of Ethics of the National Association of Realtors.



A good agent will work hard to make sure your home buying experience is hassle-free. Take your time to find the one who will work hard for you.
