It's easy to overestimate the price of your home because you are emotionally attached to it. However, a buyer will be very practical and will only pay what it's worth. If you set the price too high and have to lower it to make it sell, you'll leave people wondering, "What's wrong with this house that the price has been reduced?"

At the same time, you are probably selling your home to move into a larger or higher-valued home, so you'll want to get the most you can for the home you are currently living in to make that transition a little easier.

What your house will ultimately sell for is based on a number of factors. Your agent can help estimate the value of your property, using a comparative market analysis (CMA) to find the market value of your home. This involves identification of similar homes with similar characteristics and amenities, including location, size, features and amenities which have sold recently.

GENERAL MARKET FACTORS THAT INFLUENCE A SELLING PRICE

Location. Homes in suburbs, close to bodies of water and/or proximate to points of interest in a city generally demand higher prices.

Economic conditions. The strength of the local economy will influence how you price your house. The stronger the economy, the higher the prices.

Supply and demand in the local housing market. Simple economics: if demand exceeds supply, prices are higher.

Seasonal influences The time of year can influence price. When everyone is looking it's a seller's market.

Local schools Homes that are proximate to public and private schools have a higher sale value.

Competing homes for sale in the neighborhood. If you live in a high demand neighborhood and not many homes in your home's price range have been sold lately or are currently for sale, the price can be higher. If several homes have sold recently or are currently for sale, however, you may have to set the price a bit lower.

Your home's amenities

Such amenities as a pool, fireplaces, central air, an owner's suite, a large garage, gathering areas for entertaining and a finished lower level can all increase your home's listing price.

Does the home need updating?
What have similar homes in our area sold for?
Are there a lot of homes for sale in our area?
How large is our home? (Homes with 2,000 square feet or more of finished square footage and with 3+ good-sized bedrooms are very much in demand.)
