#1 - Location - Everyone knows the most important factor in real estate is location, location, location. Obviously, you cannot change the location of your property. However, you can change the way your location is marketed. Perhaps your former agent overlooked this.

#2 - Condition - The condition of your home must be perfect to attract the highest possible price in the shortest amount of time. Buyers will comparison shop and measure your home against others on the market. Did your agent provide you with a Home Enhancement Guide or the Video: Preparing Your Home to Sell? #3 - Financing - Was your home marketed in a way to attract offers from all types of buyers? Did your agent discuss how to market your property to FHA & VA buyers? Did you offer to assist with Buyer’s closing costs? Keep in mind that your concern should be on your “bottom line.” Let your agent, the expert, attract any offer that will help you achieve your goal and put the most money in your pocket.

#4 - Price - Pricing the home at market value is the most important factor of all. Did your agent provide you with factual data to help you determine the true value of your home? Did competing homes sell because they were priced better than yours? It may even be possible that your home was priced too low.

#5 - Marketing - Was your home thoroughly marketed to buyers? Was it marketed to Realtors? Did you receive written marketing service reports that told you what your agent was doing to get your home sold? Even if all the other factors are right, if your home is poorly marketed, it will not sell.
