  Preparing For An Open House - Back
Holding an open house may help you sell your home quickly, but only if you prepare well. Here are some tips:

1. Start with the outside, where first impressions are formed. Is your landscaping attractive? Replace dying plants. Do some pruning and weed-eating. If you do the job yourself, borrow or rent an edger to edge the lawn after mowing --the sharp, even border will create an immediate impact.

2. Check the paint. Patch the plaster, paint the eves and window sills, touch up whatever needs it. If the exterior of the house needs a complete paint job, start getting estimates.

3. Inside the house, make sure your windows are spotless. If drapes or carpets need cleaning or repairing, have these things done.

4. Check the interior paint. If washing down the walls won't remove those fingerprints, start painting.

5. Repair or replace broken tiles in the kitchen and bathroom. Get an expert to help you if necessary, because amateur repairs on these materials usually look like amateur repairs.

6. Consider thinning out your furnishings, because this will make small rooms look larger. Put nonessential furniture in storage. Unless you must have them in sight, remove all appliances, including your toaster, bread maker, and even your microwave. Notice how your kitchen looks larger and more spacious.

7. Pack away everything that you normally store or display on counters and tables, including books (except in bookshelves), knick-knacks, collectibles, and papers.

8. Clean, clean, clean. And then clean some more. Wash out your cupboards. Clean out the grease from inside the oven. Even wash the leaves of your house plants.

9. Remove the pets for the day of the open house and be sure that any signs of pets are out of sight.

10. Invite your real estate agent over, to see if you missed anything. A professional agent will have videos and checklists to help you even more in your preparation. They know what it takes to create a good impression when showing your home to interested buyers.
